Rent Terms and Conditions for Long-Term Tenants

1. Booking and Payment Terms

  • Guests booking a room, apartment, or other property for long-term (more than 30 days) must:

    • Pay the deposit fee at the time of booking.

    • Pay the first monthly rent one day before the initial rent date.

    • Pay the monthly rent on the same day each month until the end of the rental contract.

  • Payments shall be made through a payment link or bank transfer.

  • The deposit fee will be refunded within 30 days after the rental contract ends via bank transfer to the IBAN provided by the tenant.

  • An email will be sent at the end of the contract requesting bank details for the refund.

  • In case of delay in the refund, the landlord shall pay interest at a rate of 6%, calculated as follows:

    • ((deposit fee * 0.06) / 365) × number of days delayed (after the 30-day refund period).

  • The deposit fee will only be refunded if:

    • The rental contract is completed (not canceled before the end date).

    • No damages or excessive utility usage are recorded.

2. Cancellation Policy

  • Before Initial Rent Date:

    • 100% refund if canceled 60 days before the initial rent date.

    • No refund if canceled within 60 days of the initial rent date.

  • After Initial Rent Date:

    • The tenant may cancel the rental contract with a 30-day notice.

    • No refund of the deposit fee will be given.

3. Reporting of Damages

  • At the start of the rental period:

    • The tenant must report any damages or non-conformities found in the rental unit.

    • Evidence (photos/videos) must be sent to admin@globguest.com, referencing the room or apartment name.

  • At the end of the rental period:

    • The tenant must take photos and videos of the rental and send them to the landlord.

    • If damages are found, the landlord will inform the tenant within 24 hours of the rental end date.

    • Any excessive utility charges will be communicated within 30 days.

    • Biological or chemical damages (e.g., infestations affecting mattresses or carpets) will also be communicated within 30 days.

4. Data Protection (GDPR Compliance)

  • By accepting these terms, tenants agree to Global Guest's GDPR policy.

  • The tenant acknowledges and consents to:

    • Global Guest using their data according to GDPR regulations.

    • Sharing necessary data with third parties, including:

      • Public entities (for rental contract registration and immigration purposes).

      • Police, solicitors, lawyers, cleaning services, and other service providers related to the rental accommodation.

5. Communication

  • All communications between the parties must be in writing via email or postal mail to Global Guest’s official addresses (admin@globguest.com).

6. Tenant Responsibilities

  • Tenants must:

    • Use the rental responsibly and respect neighbors.

    • Keep their rental unit clean and maintained.

    • Store kitchen utensils properly after use.

    • Keep shared bathrooms clean after use.

    • Pay a cleaning fee of €100 at the end of the rental period (deducted from the deposit fee).

7. Landlord's Right to Cancel

  • The landlord may cancel the rental contract with a 30-day notice due to:

    • Force majeure events (e.g., natural disasters, necessary renovations, termination of the rental business).

    • If cancellation occurs, the landlord will:

      • Try to find an alternative rental for the tenant.

      • Refund the deposit fee if no alternative solution is available.

8. Inspections and Repairs

  • The landlord can request entry to inspect the rental unit with a 15-day notice.

  • The tenant must allow entry to the landlord or a designated third party (who will be identified with a clear mandate and PIN code).

  • The tenant must notify the landlord if repairs are needed, and the landlord will address them as a priority.

9. House Rules

  • Strictly prohibited:

    • Smoking inside shared properties.

    • Noise after 10 PM.

    • Parties in shared properties.

    • Visitors in shared properties.

  • Penalties:

    • Failure to clean and store kitchen utensils: €100 cleaning fee.

    • Failure to clean shared bathrooms: €100 cleaning fee.

10. Key and Lock Policies

  • Tenants are not allowed to change locks without the landlord’s written permission.

  • Key loss penalties:

    • Lost keys: €100 fee.

    • If a lock change is required due to tenant negligence, all costs will be charged to the tenant.
